House rules

Arrival and departure

• Check-in is from 3pm and check-out is by 11am. Ask us about early check-in or late check-out and we will help if the home is free.
• Only guests named on the booking may stay overnight, up to the maximum number shown for the home.
• We ask every lead guest for photo ID before arrival.

Respecting the neighbours

• Please keep noise down between 10pm and 8am.
• No parties, events or gatherings.
• Use the communal areas of shared buildings with care, and follow any building rules we share with you.
• Please put rubbish and recycling out only on collection days, in the bins provided.

Looking after the home

• No smoking or vaping anywhere inside, on balconies or in communal areas.
• No pets, except assistance animals. Please tell us in advance.
• Please do not move heavy furniture or put anything on the walls.
• Tell us straight away about any breakage, leak or fault, however small. It is always easier to fix early, and you will not be charged for normal wear and tear.
• Keep the windows closed and the door locked when you go out.

Safety

• Do not cover or disconnect smoke or carbon monoxide alarms.
• Candles and portable heaters are not allowed.
• The fire safety information for each home is in the welcome guide. Please read it when you arrive.

Access to the home

For longer stays we carry out a short, friendly inspection about once a month and arrange any maintenance. We will always give you at least 24 hours’ notice, except in an emergency such as a leak.

If a rule is broken

We will always talk to you first. Serious or repeated breaches, such as holding a party or causing damage on purpose, may mean we ask you to leave without a refund, and costs may be deducted from your deposit as set out in our fees and deposit policy.
